Our Downpayment Grant Program helps make homeownership more affordable by reducing one of the biggest barriers to buying a home: the upfront cash needed at closing. Eligible homebuyers can receive grant funds to help cover downpayment and closing costs, lowering out-of-pocket expenses, and making the path to ownership more accessible. By easing the initial financial burden, the program empowers individuals and families to build equity, create long-term financial stability, and achieve the dream of owning a home sooner than they may have thought possible. This program is currently available at Afton Villas, Marleigh Manor, Keswick Commons in Spotsylvania County & Evergreen Meadows in Culpeper County.
*Downpayment Grant Program: Qualified borrowers must meet eligibility requirements such as being owner-occupants and purchase a home within a certain geographic area. Maximum income and loan amounts apply. Minimum combined loan-to-value must be greater than or equal to 80%. Must be a first-time homebuyer (no homeownership in the past 3 years) for this program. Program funds can be applied toward downpayment only. Borrowers cannot receive program funds as cash back in excess of earnest money deposits. The Downpayment Grant program may be considered taxable income, a 1099-MISC will be issued, consult with your tax advisor. This program can only be applied once to an eligible mortgage/property, regardless of the number of applicants. Homebuyer education is required. Not available with all loan products, restrictions apply, please ask for details.
**America’s Home Grant program is a lender credit. Program funds can only be used for nonrecurring closing costs including title insurance, recording fees, and in certain situations, discount points which can be used to lower the interest rate. The grant cannot be applied toward downpayment, prepaid items, real estate commissions or miscellaneous real estate agent fees, or recurring costs, such as property taxes and insurance.
