Every Atlantic On Your Land project follows the same six-step path, so you always know where you are in it.
1. Discovery Meeting
A no-pressure sit-down with one of our Atlantic On Your Land Specialists. You talk through the land, your timeline, the plans you like, budget, and any questions. First-time buyers usually arrive with more questions than answers, which is the right way to show up. What you’ll leave with is clarity on whether the fit is there before anything else starts.
2. Free property evaluation
Once we know the parcel, we walk it. We look at topography, access, setbacks, and what the site needs for utilities, driveways, grading, well and septic. This is where most surprises get caught early. You get a clear picture of what is doable and a realistic view of site work costs before you commit.
3. Floorplan selection
You choose from our curated collection of award-winning floorplans. Because these are plans we have built many times, pricing is transparent and construction is efficient. Main-level living, two-story, three or four bedrooms, owner’s suite up or down. If a plan does not exist for what you want, we will tell you rather than force one.
4. Design Studio personalization
This is the fun part. At the Design Studio you personalize your finishes, cabinetry, flooring, fixtures, and structural options. It is curated rather than limitless, which is ideal. You get real personalization without decision fatigue.
5. Construction and 2/10 warranty
We handle permits and coordinate with local authorities for every required inspection. Once permits are in hand, most homes take between five and eight months to build. A dedicated construction manager runs the job and keeps you in the loop at every milestone. Every home is backed by our 2/10 warranty, which is two years on materials and workmanship and ten years structural.
6. Move-in, then the 60-day and 10-month reviews
The build ends the way it started, in a real conversation. After you move in, a Warranty Manager comes back at 60 days to walk the home with you, and again at 10 months to catch anything a full seasonal cycle has revealed. How much does it cost to build on your lot in Virginia?

Yes. Most parcels we build on do not have utilities at the building envelope on day one. If any of those turn out to be a hard stop, we tell you before you spend money on the project.
