There are many factors that are taken into account when qualifying for a home mortgage such as your debt to income ratio and credit score. What you can afford will also be based on your down payment and loan amount. A good starting point for determining your monthly payment would be to factor in about $45 for every $10,000 financed, not including taxes. This can all be calculated at the time of an appointment with an Atlantic Builders Sales Manager in the community of interest.
The Included Features are listed under each community on our website. Some of the Exterior Features are based on the requirements of each community and will vary per community. The Sales Manager will have a brochure package that will help you to know what is included in the community that you are visiting.
Our model home shows many options that we offer for buyers to customize their home. The Sales Manager can go over available options with you as you tour the model home. When demonstrating the home, the Sales Manager will share with you the optional features per room, the tier or level of the optional upgrades and also the cost.
There are a variety of available home sites with unique features in our communities. A Sales Manager can walk with you on the home sites, and also share site plans and grading plans. Some home sites do have premiums that vary in price.
Some communities do have a Home Owners Association. The costs and fees will vary and cover different particulars accordingly. It is best to discuss this with the Sales Manager and have them provide you with the legal documentation pertaining to each community.
Atlantic Builders provides a 2-10 Warranty through Professional Warranty Company. This would cover 2 years mechanical and 10 years structural. We also have our 1-year builder’s warranty, which would be at 2 months and 10 months. This covers items such as adjustments and other minor issues that may arise due to your home acclimating with the seasonal changes in the first year.
Atlantic Builders offers $2,500 towards closing costs in some communities if you use our approved lender. Please check with your Community Sales Manager for additional information.
Pre-qualification is always a great way to start the buying process. After an initial appointment, the Sales Manager will put you in contact with our designated lenders. The pre-qualification process can be completed over the phone in very short period of time. As long as you are accurate with the information you give to the lender, they will be able to tell you what you may qualified to purchase, the down payment needed and an estimate of all costs and approximate monthly payment.

Yes. The easiest way to describe how energy efficient our homes are is by using the HERS Rating. HERS stands for Home Energy Rating System. HERS works by giving every home a base score of 100%. Every 1% lower than 100 represents a 1% reduction in energy consumption. The average new home being built has a HERS Rating of 85% to 80%. Atlantic Builders homes consistently have a HERS Rating of 58% to 62%. That means that our homes have a 38% to 42% in energy use reduction, which is excellent.
Atlantic Builders requires an Earnest Money Deposit of 3% of the total Contract Price at the time of Contract, which would include base price, home site premium and structural options. After your initial Earnest Money Deposit, you will also have a Design Center Deposit of a minimum of 5% of the total amount of your Options added at the Design Center. Other deposits could include Customization Deposits. There could also be fees for Change Orders or Customization Requests. You will also typically have fees due to the lender for the appraisal and initial credit report. Your Community Sales Manager can help you understand and outline the deposits and fees as listed above.
The estimated time from contract to completion is approximately 6-7 months. The actual build time is an average of 120 days or 4 months.
Our homes go through numerous jurisdictional inspections along with our own stringent quality controls. If you elect to have a private home inspection at completion, it would need to be scheduled through the Sales Manager and Project Manager.
